There are plenty of free parking spots, free laundry in both units and we will furnish the house unless you want to bring your own furniture.
More About This House
There is A/C for both units and new high efficiency furnaces. A continuous hot water heater means you never run out of hot water. This means lower utility bills and cool summers on the 3rd floor.
We provide monthly common area cleaning service for the entire house.
Costs to Rent 1207 S. State St.
Tenants Pay Utilities. Utility payments are based on usage. Your actual costs may be more or less than these costs. You can have the utilities (except water) billed on the budget plan which approximates these costs below. These are the average costs per month, per person over a one year period.
Water $15-20 per person
Total $55 per person per month. These numbers will change when the house is redone. We do not expect an increase in utility costs unless your group takes 6 – 10 daily hour long showers.

Gas & Electric – $29.33 per person per month based on 10 occupancy
Water $15 per month per person (unless you all take hour long showers every day)

How to Rent & Move In to 1207 S. State Street, Ann Arbor, MI
Make an appointment to see the house and take a look at the floor plans and pictures on this page. If you have any question about the the plans for this house we’d be happy to answer them. Past rehabs have resulted in nice living quarters and students happy with the finished results.
To reserve the house, call us. Pay the first month’s rent when you sign the lease. An application form is also required. Parent co-sign forms are required.
- When you move in you pay the security deposit of 1.5 times the rent. This is totally refundable provided the house is in the same condition as received when you move out.
- Tenants pay utilities directly to the utility companies.
- There is a $700 prep fee for each unit in the house. This is mainly for deep cleaning. Tenants are responsible for leaving the house in broom swept condition upon departure.
Some Other House Features
There is an entry hall at the front of the house that serves apartments 1 & 2. When you unlock the doors the entire house is available to use as a single unit.
